Haven Village Retirement Centre is an independent-living retirement village in Garsfontein, Pretoria East, managed by CEBACWAS (the Central Baptist Church Welfare Association), a non-profit welfare organisation established by the Central Baptist Church of Pretoria in November 1980 to provide a Christian faith-based retirement living environment. The village has 75 accommodation units ranging from bachelor to three-bedroom, with face-brick units, gardens and a swimming pool. All units are for independent residents and no assisted living is offered on site; the site says a resident needing assisted living would move to the sister centre, Glenhaven, while a resident needing frail care gets preferential access to the Glenhaven Frail Care Unit and is admitted directly from Haven Village. A weekly clinic with qualified medical personnel is held at Haven Village. Most units are sold on a life-right basis, meaning the buyer purchases the right to live in the unit for the remainder of their own or their spouse's life or until they sell it; 7 of the 75 units are rented directly from the Haven Village Trust, which also sets the standard a unit must meet before occupation and makes the regulations rentals adhere to; other units come up for rent from life-right owners. Units are renovated to the incoming resident's specifications before occupation. Every unit carries 8 compulsory meals; lunch is delivered from Glenhaven from Monday to Friday and served in the Community Centre at 12:30 or delivered to the unit at an extra charge. Every resident moving in must complete a Dependency Questionnaire (DQ) assessment, which the site says is required under the Older Persons Act, before occupation can commence, and the site asks for three months' bank statements and a recommendation letter from the applicant's church. The waiting list is estimated at 2 to 5 years and carries a fee, currently R160 a year. A renter pays the rental, the monthly unit levy, the security levy, a CSOS levy, the catering levy for the 8 compulsory meals and electricity; levies otherwise cover the upkeep of common areas, rates and taxes, security and water.
